In 1996, Hongkong Land joined Jardine Davies, Metro Bank, Equitable Bank and San Miguel Properties in forming Jardine Land. The joint venture focuses on strategic land banking (Jardine Land Inc.) and the development of premium middle-income housing (Jardine Properties Inc.). In 2005, Hongkong Land acquired Jardine Davies' interest in Jardine Land and become the single largest shareholder of Jardine Land, owning 40%.

In the 4th quarter of 2006, the company names "Jardine Land, Inc." and "Jardine Properties, Inc." changed to "NorthPine Land, Inc." and "NorthPine Properties, Inc." respectively in order to signal a new beginning and a renewed commitment to property development and to the Philippines.

The joint venture's projects include The Greenwoods, The Rosewood, The Lexington and The GW Heights.
