In 1996, Hongkong Land joined Jardine Davies, Metrobank, Equitable Bank, and San Miguel Properties in forming Jardine Land. The joint venture focused on strategic land banking (Jardine Land, Inc.) and the development of premium middle income housing (Jardine Properties, Inc.) in the Philippines.

Hongkong Land eventually acquired Jardine Davies' interest in Jardine Land in 2005 and became the single largest shareholder of Jardine Land, owning 40%.

Enforcing the companies' renewed commitment to provide high-quality yet reasonable residential developments in the Philippines, the company names "Jardine Land, Inc." and "Jardine Properties, Inc." were changed to NorthPine Land, Inc. (NorthPine) and NorthPine Properties, Inc. in 2006.

NorthPine Land, Inc. absorbed NorthPine Properties, Inc. in 2007.

Through the years, NorthPine Land has built a solid reputation for excellence, quality and value for money.

Currently, NorthPine Land has three ongoing horizontal developments, namely Greenwoods, Forest Ridge, and South Hampton.

Greenwoods is NorthPine Land's largest housing project. With more than 80 hectares, it is located in the booming city of Dasmariñas, Cavite and composed of four sub-communities – Greenwood Heights, Parkview, Primrose Place, and Norfolk Ridge. Greenwoods features elegant, Mediterranean-inspired homes that offer its own take on comfortable, nature-inspired living.

Forest Ridge is a 10 hectare community at San Isidro, Antipolo City. The property is enveloped with lush greenery and offers a commanding view of the city, despite being only 45 minutes away from Manila. The development carries a Tropicalized American Country theme, offering houses that evoke a feeling of family and belongingness.

South Hampton is a Victorian-inspired community situated at Sta. Rosa, Laguna. It is reminiscent of the classic English period but modernized with innovative architecture, perfect for individuals and families who wish to experience a laidback country lifestyle but have commercial and recreational conveniences within reach.

NorthPine Land also developed Lexington, a joint venture with Greenfield Development Corporation. This 10 hectare master-planned community in Pasig City is composed of single detached homes clustered around and within gardens of rich flora and shady lanes. Lexington has been completely sold out since 2008.
